Two cross-dock distribution buildings and 64 trailer stalls on a 38-acre assemblage of six former farm parcels.
The problem
Six deeds written between 1911 and 1978, none of which closed against each other, plus a regulated stream corridor bisecting the site.
What we did
Retracement survey reconciled the six descriptions into a single consolidated parcel. The stream corridor was kept as an amenity buffer and used as the outfall for a treatment train of three infiltration basins.
Outcome
Post-development runoff rates below pre-development for the 2-, 10- and 100-year storms, which carried the NPDES review without a resubmission.
