An outpatient pavilion for nine specialty practices, planned so that a tenant can double in size without moving.
The problem
Nine tenants with different fit-out schedules and a shared imaging suite that all of them depend on.
What we did
A structural and services grid sized for the heaviest imaging load everywhere, so any bay can become any use. Demising walls are the only thing that has to move.
Outcome
Fully leased before certificate of occupancy. Two tenants have since expanded within their existing footprint.
