Seventy-eight apartments on a mid-block infill site four metres wider than the two rowhouse lots it replaced.
The problem
Zero side setbacks, party wall conditions on both neighbours, and a rear yard requirement that would have cost eleven units.
What we did
A laser scan of both party walls drove a structural scheme that spans past them entirely. The rear yard was satisfied with an elevated courtyard over the parking podium.
Outcome
Full permitted density with no variance required, and no underpinning of either neighbouring structure.
